Mint Hill Home Buyers

A Straightforward Cash Sale for Your Mint Hill Home

Mint Hill has filled in steadily as Charlotte has spread east, yet many owners here live in houses built long before the newer subdivisions. Carolina Easy Home Sales buys in Mint Hill and across eastern Mecklenburg County, from older homes on large lots to newer streets near Lawyers Road, and we do not ask you to repair or stage anything.

Mint Hill is a town in the eastern part of Mecklenburg County, with a quieter, more spread-out feel than much of the county.

Should You List Your Mint Hill House or Sell It to Us?

Buyers like Mint Hill, but a financed buyer still brings an inspection list and a lender's timeline. We are a cash buyer with no financing contingency, so neither can derail the sale. You pay no commission, we ask for no repairs, and our written price is the price at the closing table.

Life in Mint Hill

Mint Hill had about 26,500 residents at the 2020 Census (U.S. Census Bureau). Lots tend to be larger and traffic lighter than in much of Mecklenburg County, and residents can still reach uptown Charlotte for work without a long haul.

What Mint Hill Sellers Run Into With a Listing

A strong showing week does not mean a done deal. Most Mint Hill offers come with conditions for financing, inspection and appraisal, and an older house can lose its buyer when the inspector finds a tired roof or a crawl space problem.

Our offer carries none of those conditions. The money is ours, the repairs are already factored in, and you set the date when a North Carolina attorney closes the sale.

Ways We Help Mint Hill Sellers

Why Mint Hill Owners Get in Touch

Mint Hill calls often come from people buying a bigger place who need their current house sold first, workers being transferred, families handling a long-held family home, and owners who would rather not modernize an older house before selling.

■
Trustee's Sale Ahead

Before a North Carolina home can be sold at a trustee's sale, the lender normally needs approval from the Clerk of Superior Court at a hearing. If we close first, your loan is paid from the sale and any equity above it is paid to you.

■
Settling a Family Home

Mecklenburg County estates are handled by the Clerk of Superior Court. We can agree on a price while that is underway and close once the estate's representative is authorized, contents and all.

■
Older House, Big Repairs

An aging septic system, a sagging roof line, outdated electrical or water damage is fine with us. The cost of fixing it is built into our number, so you never spend a dollar up front.

■
Dividing a Shared Home

In a divorce, a single cash price and a fixed closing day give both people something certain to agree on, without keeping the house spotless for weeks of showings.

■
Job Transfer

Relocating from Mint Hill for work? We will schedule closing to suit the move, which keeps you from carrying two mortgages or overseeing a sale from out of town.

■
Retiring From Rentals

Own a Mecklenburg County rental you no longer want? We purchase with tenants living there, under a lease or not, and handle them after closing.

Sell My House Fast in Mint Hill: The County Records, Taxes and Deadlines That Set Your Closing Date

Mint Hill's town limits reach into two counties, but its homeowners live in only one of them. The U.S. Census Bureau lists the town in both Mecklenburg and Union counties, yet it places all 29,476 estimated residents (July 1, 2025) in the Mecklenburg portion; the Union County piece had nobody living in it at the 2020 count or in any estimate since. In practice, then, a Mint Hill house is a Mecklenburg County property, and the offices that set the pace of a sale are in uptown Charlotte, not at Town Hall on Mint Hill Village Lane. The town is still growing, up from 26,450 people in 2020, and in March 2026 it opened its renovated community center on Bain School Road.

Deeds and the title search. Mint Hill property records (deeds, deeds of trust and releases of paid-off loans) are kept by the Mecklenburg County Register of Deeds at the County & Courts Office Building, 720 E. 4th St., and a North Carolina closing attorney reads that chain before we close. Older Mint Hill homes on big lots, often in one family for decades, are where loose ends tend to turn up: a second mortgage repaid long ago with no release on file, or a strip of land deeded to a relative without a recorded survey. We look for those first and set the closing date around the fix. The same office offers a free Property Fraud Alert that notifies you when a document in your name is recorded, worth turning on for a vacant or inherited house. For the rare parcel in the Union County part of town, the deed is recorded with the Union County Register of Deeds and Union County sends the tax bill.

Mecklenburg tax bills and the cost of paying late. The 2026 bills went out July 28, were due September 1, and carry no interest if paid by January 5, 2027. Under G.S. 105-360, interest of 2% is added from January 6, then another 0.75% a month starting February 1, with any part of a month counted as a full one. If a lender escrows your taxes, the bill goes to the lender and you get only a notice, so after paying off a mortgage, make sure the bill now comes to you. Accounts left unpaid can be assigned to an outside law firm or the County Attorney for tax foreclosure. None of this has to be settled before you sell to us: the closing attorney pays the Office of Tax Administration (Valerie C. Woodard Center, 3205 Freedom Dr.) from your proceeds. Our guide to falling behind on Mecklenburg property taxes covers each stage.

The 2027 revaluation and what Mint Hill homes actually sell for. Mecklenburg is resetting every parcel to market value as of January 1, 2027. In its September 2026 update, the county reported an initial review of 428,506 parcels, a median residential increase of about 15% at that stage, and notices due in early 2027. That describes tax value, not where sale prices are heading. Recent sales point the other way: Redfin's data for the three months ending August 2026 puts Mint Hill's median sale price at about $521,000, 6.1% below a year earlier, with a median of 52 days on the market. Our offer follows those sales and your home's condition, not the tax card, and you do not need to appeal a new value before selling. Our 2027 revaluation guide shows how new values reach the bill.

Settling a Mint Hill estate. North Carolina opens an estate in the county where the person who died was domiciled (G.S. 28A-3-1). When a parent lived in their Mint Hill home, that means the Mecklenburg Clerk of Superior Court, whose Estate Special Proceedings division works out of the courthouse at 832 East Fourth St. Recent filings can be searched on the court system's eCourts Portal, and the Clerk's office takes email requests for papers filed before October 9, 2023. We can sign a contract with the family while the file is open and close once the Clerk has issued letters to the personal representative.

HOA balances in Mint Hill subdivisions. Under G.S. 47F-3-116, an assessment 30 days unpaid becomes a lien only once the association records a claim of lien in the Clerk of Superior Court's office for the lot's county, and at least 15 days before filing it must mail the owner what is due. It cannot charge its attorneys' fees until it has sent written notice giving you 15 days to pay without them, and it can foreclose only on assessments unpaid 90 days or more, after its board votes to proceed against your lot. When we buy, the closing attorney pays the association from your proceeds, lien or no lien. See how HOA foreclosure works in North Carolina for the rest.

Just over the line, we also buy houses in Matthews, and farther into Union County you can get a cash offer for a Monroe home.

Mint Hill Sellers Ask Us

Phone (704) 235-3008 or send the address through our form. After seeing the home we email or hand you a written cash offer, normally within a day. Say yes and closing can be about a week away; say no and there is no cost.
As long as the title is clean, a 7 to 14 day closing is typical, and a later date is fine too. Our funds are cash, so no lender approval or appraisal is needed, and we handle the closing costs.
No. We take Mint Hill homes as they are, including old systems, roof leaks, mold, fire damage and clutter. You can walk away and leave whatever you do not need.
We do not. There is no commission or fee, and we pay the closing costs. You receive the agreed price, minus only what is owed on any mortgage or lien.
Yes. Occupied rentals across Mecklenburg County are fine, whether or not the tenants are up to date on rent. We step into the landlord role after closing so you can be done with it.
We buy throughout Mint Hill, including Downtown Mint Hill, Lawyers Road, Idlewild, Bain School Road, Fairwood, Staton Hills, Foxmore, Clear Creek and Rocky River, as well as elsewhere in Mecklenburg County. Give us a call at (704) 235-3008 to confirm your location.
Almost certainly Mecklenburg. The Census Bureau counts all of Mint Hill's residents in Mecklenburg County, and the part of the town limits in Union County has no one living in it. Your tax bill shows which county you are in. Either way, with a clean title we are usually at the closing table within one to two weeks; the county only decides whose records the closing attorney searches.
No. The unpaid taxes are paid from the sale at closing, along with the interest that started at 2% on January 6 and has grown by 0.75% for each month since February 1. Even if the county has started a tax foreclosure, you can still sell until the foreclosure sale becomes final, so call us as soon as you get a notice.
We can agree on a price as soon as the family is ready. If the owner lived in Mint Hill, closing waits until the Mecklenburg County Clerk of Superior Court issues letters naming the executor or administrator; the closing can follow within a week or two, and we take the house with its contents, so nobody has to empty it first.
Yes. A claim of lien filed under G.S. 47F-3-116 is paid off at closing from your proceeds, like any other lien. The association can only add its attorneys' fees after giving you written notice and 15 days to pay without them, so ask for the exact balance early and the closing attorney will pay only what is owed.
